Stamp duty is a tax that is charged by State and Territory Governments when you purchase a property or transfer the title to someone else. It’s also levied on large asset purchases, like when buying a car.
It usually needs to be paid within 30 days of the property transaction, which is upon settlement of the property in real estate terms. Usually your conveyancer or solicitor would organise to pay stamp duty as part of the settlement process. Just check the process with them.

If you are looking to refinance your loan in Australia, you may need to pay stamp duty. This is generally a one-off fee charged by a State or Territory government on certain types of transactions. It is important to check with the relevant State or Territory Stamp Duty Office if stamp duty applies in your particular situation.
Stamp duty is based on the value of the property you are buying. The rate depends on your state or territory, the type of property and whether you’re a first home buyer.
For example, in New South Wales, buying a $700,000 home could mean paying around $26,000 in stamp duty - unless you’re eligible for a concession.
Some first home buyers may be eligible for a discount or exemption. It depends on your location and the value of the property.
If you're purchasing a new home in NSW for under $800,000, you could be eligible for a full stamp duty exemption. Other states have different thresholds:
- VIC: No stamp duty on homes up to $600,000, with concessions up to $750,000
- QLD: Exemption available for homes up to $550,000
- WA: Full exemption for homes under $430,000, with partial concessions up to $530,000
- TAS: 50% discount on homes up to $600,000
- SA & NT: Exemptions generally apply only to new homes or off-the-plan purchases
- Stamp duty in QLD and the NT is calculated on a sliding scale and varies depending on the property price and buyer eligibility.
